Testing & Maintenance - Existing Installations

We can make it easy for you to take care of your obligations under the Building Code of Australia for the maintenance and testing of Emergency and Exit Lighting.

Obligations under the Building Code are:

  • Maintenance and testing of the system should be carried out every six months by persons having appropriate qualifications and experience applicable to this type of work.
  • At the completion of the inspection, any deficiencies in the system must be rectified as soon as practical.
  • Units that are not operational between the test intervals, should be checked out and repaired on an ongoing basis.

Procedures

In simple terms, testing of Emergency & Exit Lighting consists of the following:

  1. Checking to make sure the Emergency & Exit lighting is working on 240 Volts
  2. Ensuring the test switch is functional
  3. Check to ensure the LED indicator is working.
  4. 90 minute test of lighting:

·         After 30 minutes check to confirm all lamps are lit up.

·         After 60 minutes check to confirm all lamps are lit up.

·         After 90 minutes check to confirm all lamps are lit up.

  1. Recording results of the testing in the log book, and making repairs and replacements, as required to ensure compliance with the Building Code.

If a fault is found, depending on the nature of the fault, fittings can be repaired. However, experience has shown us, that more often than not, the cost of fault diagnosis and repair in-situ can exceed the cost of the provision of a new fitting. That is, the cost of parts & labour to repair an existing fitting usually exceed the cost of simply replacing the fitting with a brand new one. In these situations we would chose to replace the fitting and thus save you money. In many cases, this will also lower your power consumption, because new fittings are becoming more energy efficient.

Legal Requirements, Code & Standards

The Building Code of Australia requires that an Exit Lighting System must:

  • Be installed to meet the requirements as outlined in the applicable Australian Standard.
  • Be clearly visible to persons approaching an exit.
  • Be located in positions where exits are not readily apparent, i.e. corridors, hallways and lobbies, and have arrows directing occupants to an exit.
  • Be located on, above or adjacent to each door providing egress.
  • Be identified with clear and legible writing using letters and symbols of adequate size.
  • Be automatic in operation in the event of a failure of power supply to the main lighting system.

The following Building Codes and Australian Standards apply to the installation and maintenance of Exit Lighting Systems.

Building Code of Australia (as amended to date) Class 2 to Class 9 Buildings, Section E

AS2293.1, 2005 Emergency evacuation and lighting in buildings. System design, installation and operations.
